Excited to share a little bit about our most recently completed renovation in Lagrange, GA. You can see some of the before pictures below. The home needed quite a bit of work and the layout itself was not designed for its highest and best use.
First we can start with how I found the property. The property was actively listed on the market but was overpriced and had been sitting there for months. My realtor had walked the property with a couple clients before, but it just needed too much work for the price and thought it could be a good fit for me if we could get it at the right price. The big thing I saw that I think others may have missed, was the square footage. As constructed, the home was only a 2 bed 1 bath home….BUT it had almost 1600 square feet. That is a ton of square footage for a 2/1 house, so as I was walking it, my goal is to figure out how to make this house a 3/1 or ideally a 3/2 to maximize the value. Luckily enough, I figured out we could fairly easily add a 3rd bedroom & 2nd bath to the home without too much heavy lifting! Cha-Ching! With the additional bedroom & bathroom I should be able to resell this house for nearly $200,000 vs the probably max $150,000 I could sell it for if we kept it a 2/1.
One other hurdle I had to contend with on this one was the mobile home sitting on the back of the lot. The previous owner had an old mobile home from the 1960’s sitting on the back of the lot. It was in really bad shape, but I initially thought I could just get someone to come take it away if I just gave them the mobile home. Not so fast! Apparently you cannot move a mobile home built before 1976 in the state of Georgia. So I had to have a crew demolish & remove the mobile home.
Now for the fun part….the renovation! We did a lot in this house. All new everything in the kitchen. Cabinets, counters, appliances, etc. All new flooring in the whole house. All new lighting and plumbing fixtures in the whole house. We installed a new HVAC system for the home. We definitely made some layout changes as well. As initially constructed there was one giant bedroom that we ended up making into 2 smaller bedrooms but putting up a wall to split the two. We also had to create a small hallway so that the two new bedrooms would each have their own entrance. In the existing master bedroom, we were able to add the 2nd bath we wanted too. We were able to tie into the existing plumbing pretty seamlessly and it definitely helped that the house was on a crawl space and not a slab.
All in all. I was super happy with how this one turned and excited we were able to turn an eyesore in the neighborhood in to a clean, safe, functional, and affordable home for a Lagrange homeowner.
