We’re gonna take it back to late 2023 with this one. This was our first rental house we purchased in Columbus, GA. We purchased the home from a local wholesale group in the Columbus area.
The property had been inherited from a deceased relative by a handful of heirs. They were siblings but the responsibility of the property had really fallen on one sibling who was local to Columbus. The others were out of state and wanted little to do with the property. We first started the closing process with a title company that was out of state and they were single handedly the worst title company we’d ever worked with. After trying it with them for a few weeks, we moved to a local title company to get the deal done. They had to handle getting mobile notary’s in different states to handle the different heirs signing documents, but we ultimately got it to the closing table!
Once we got the property closed we quickly attacked the renovation. The house had been sitting vacant for a long time, but overall was not in horrible shape. We cleaned up the outside, added a new HVAC, and did a full rehab on the interior to include new floors, paint, cabinets, appliances, counters, lighting, etc. The house looked great when we were done! The only hiccup we had was a plumbing leak that was in a pipe leading to the main connection that we could not see. We ran up a big water bill but the city of Columbus negotiated with us so it wasn’t too big of a disaster.
Overall, the house turned out great. We turned a neighborhood eyesore into a clean, safe, functional, and affordable home for a new Columbus resident. We look forward to doing this many times over!
